    You Must Have a PRICING STRATEGY!

    Pricing a home for sale is tricky and the most common mistake a seller make is pricing a home too high.  There are a lot of ways to slice the data to determine your home’s fair market value.  Factors that do not affect your home’s fair market value include:  what you want or need for your home, what you paid for your home, what your neighbors think, what it would cost to rebuild.  Estimating what a ready, willing and able buyer would be willing to pay for your home is the task at hand.    

    While data, usually from sales of comparable homes in the area, is important, a top agent’s experience can be invaluable when building a pricing strategy.  Comparable sales are already in the past and may not be an indication of where the market is heading.  Hiring an agent with a grasp of macro and micro economics and their impact on your local real estate market is very important to the pricing equation.  Kathleen holds an MBA from Wharton Business School in Finance and Real Estate and works actively in our market every single day.
